Adding the "WOW" factor

Staging should create the WOW Factor!

You want a potential buyer to walk in your home and simply say... "WOW"! You want to be memorable! With all the other houses on the market, help them to remember YOURS! AND to want YOURS!! The buyer walks in and your home should stop them in there tracks--"This is the one" and they stop looking! When your home is on the market--your home has entered a beauty contest and you want to do everything possible to win the contest and get your home SOLD!!

Where to start?
Stand in the doorway of each room and take a really good look.

~Leave lots of open floor space just inside the door

~Push all furniture pieces away from the doorway

~Move the largest/tallest furniture towards the back of rooms

~Edit the amount of furniture to make the rooms look larger

~Remove personal items: family photos & religious items

~Create a focal point of main features of each room

~Develop strong color impact

~Paint walls to add warmth & energy

Sometimes you can stage a home using existing furniture and accessories. Other times you will need to bring furniture in and invest in some accessories. The most economical way to bring things in is to borrow items from friends and family. If this is not an option, there are furniture rentals companies.

Some simple BUT important tips to staging.

~Bring in colorful accessories

~Bring in artwork

~Add area rugs and foyer rugs

~Lighting is crucial

~Bring in furniture to craete a model home look

~Purchase items such as new fluffy towels/rugs for baths, new shower curtains, new entry and kitchen rugs, etc.
